Our in-house team of professional photographers and videographers will capture your property at its best. We also create 3D Matterport tours, allowing potential buyers to explore your property from anywhere, anytime. We'll also capture some stunning drone footage and photos to showcase your home from a unique perspective if your property is suitable. It's all about making your property and its location irresistible to those potential buyers!
Step 4: Launching to the market
Your property deserves a grand introduction to the market, and a considered launch plan is essential. It all starts with an initial “first glimpse” in our exclusive Facebook group whilst the team are busy pulling everything together they need. Then, we reach out to our extensive database of buyers, and finally, we list your property on major platforms including Rightmove and Zoopla.
Step 5: Accompanied viewings
We believe in making viewings a fantastic experience for potential buyers. Our lovely viewing experts, George W, Fern and Sharon will carry out all your viewings. We're all about matching the right properties with the right people, not just making a sale. Before showing any viewers, they will meet you and discuss a taylor made viewings plan that will even take into account what to do with your furry friends!
Step 6: Offers and negotiation
When offers come in, we're right there with you. We'll help you navigate through them, ensuring we make the best price for your property by following our unique 11 Step Plan. In 2023, we've achieved an average of 99.3% of the asking price for our clients vs the national average of 95.7%. If we get multiple offers, we give every buyer a chance, often asking for best and final offers in writing.
Step 7: Smooth sailing with sales progression
Once your property is under offer, our dedicated sales progressor will take the reins. Our sales prog is an ex conveyancing solicitor and knows the process inside out.
We will handle the complex post-sales process, liaising with solicitors, other buyers, sellers and estate agents, ensuring everything runs smoothly from sale agreed to completion.

Step 8: Handling mortgages and surveys
If your buyer needs to secure a mortgage or decides to bring in an independent surveyor, we'll arrange for access to your property, and navigate any bumps in the road to keep things moving towards completion.
Step 9: The final handover
The last step in this journey is the exchange of contracts, and completion of the sale. We'll make sure everything is in place for a successful completion including organising for key handover with your excited buyer once the sale is complete.
