A large detached bungalow in need of work with 11 acres of adjoining land in a wonderful position, ideal for Crediton and Exeter, this will make a super home for those seeing the potential.

Posbury is a small Hamlet approximately 4 miles southwest of Crediton in an elevated rural position with beautiful views over the surrounding countryside. The location is ideal for Crediton with it’s schools and amenities and the A30 is only 3 miles away providing easy access into Exeter and beyond.

The bungalow is in need of some updating but offers a new owner huge potential to improve and create a wonderful home. The gardens surround the property with the paddock on the south side, gently sloping away and the woodland can be accessed from the paddock or via a track to the side. In all the land extends to approx. 11 acres (5 acre paddock and 6 acre woodland). Internally, the property is spacious with a kitchen/dining room, utility and WC at one end, the living room, study area and conservatory in the middle and the 3 bedrooms are all at one end. The windows are older style double glazed and the heating is a mix of wood-burner and oil fired central heating via the Stanley in the kitchen which also provides hot water and cooking.

Outside there is ample parking and gardens to the side and rear with views to the south. The outbuildings, including wood store, workshop and garage could also do with some attention but are in place. The paddock is currently let as grass keep and the woodland provides a wonderful environment for wildlife and a constant supply of wood! The woodland is mixed deciduous comprising of mainly oak, willow and alder. The top half acre is under planted with a collection of shrubs, mostly hybrid rhododendrons and azaleas which flower in the spring. All of the shrubs are on their own roots, with no grafted plants.

CREDITON : An ancient market town, with a contemporary feel – only a short, 20-minute drive NW from the city of Exeter. Set in the Vale of the River Creedy, amongst gentle, rolling hills and verdant pastures. Sincerely picture postcard. Once the capital of Devon, Crediton is famed for its inspiring sandstone church and for being the birthplace of Saint Boniface in 680 AD. Its high street is a vibrant place, abuzz with trade –artisan coffee shops, roaring pubs, a farmers’ market and bakeries, jam-packed with mouthwatering delights. For those commuting it has hassle free transport links into Exeter and for schooling a prestigious community college (Queen Elizabeth’s) – with an Ofsted “outstanding” sixth form. In addition, it boasts a brilliant gym & leisure centre for New Year’s resolutions, two supermarkets for the weekly shop and a trading estate for any practical needs. All neatly held in a single valley.
