    Apple Tree Cottage is a period detached thatched cottage located in the heart of Cheriton Fitzpaine, surrounded by other pretty period thatched cottages, and within level walking distance of amenities. The cottage, which is Grade II Listed, is built of mainly stone and cob, and is in need of considerable renovation works to make it habitable hence the asking price. We have a complete schedule of proposed works that have listed buildings approval from Mid Devon District Council. Briefly, repair works required are:

    a)           Repair the ground floor timber stud partitions.
    b)            Lime plaster the internal surfaces of the external walls.
    c)            Replace the existing concrete ground floor.
    d)            Strengthening repairs to the first floor joists.
    e)            Reinstate the chimney stack to the north elevation.
    f)             Window and fascia board repairs and redecoration. Redecoration of previously painted external joinery.
    g)            Removal and Reinstatement of the ground and first floor ceilings.
    h)            West gable wall render repair.

    Approved alterations include:

    i)             Remove the partition between the kitchen and dining room.
    j)             Widen the existing utility and kitchen door opening.
    k)            Alterations to the existing barn located at the east elevation, and the formation of a path.
    l)             Installation of an oil fired central heating system.

    There is an adjoining barn which could be made into a studio/workshop, or possibly even incorporated into the accommodation (subject to the necessary permissions).  There is a huge loft space which has blocked up windows suggesting that there was possibly a room there at some point in history.  Again, subject to permissions it may be possible to extend the accommodation into a 2nd floor.  The front thatch and gable end has been recently replaced in water reed.

    Outside, the cottage has a mature south facing garden with raised lawn, several apple trees, hedging and fencing.  There is an old well which has been capped, concrete footpaths, and steps.  At the rear is a path and small area of garden, another capped off well, plus rear access to the barn.

    The neighbouring property has a pedestrian right of way at the rear of Apple Tree Cottage if required.

    CHERITON FITZPAINE sits in a vast and hilly lowland region of Devon, 9 miles from the City of Exeter and 1.5 miles northeast of the Crediton/ Tiverton A3072 road – a route that could be argued to be one of the most stunning sunset drives in the county. The village appears timeless and has many listed cottages with the classic poured custard thatched roofs. Notably there’s also a gothic church, known for its hard edges and sharp peaks. There are two pubs, The Ring of Bells and The Half Moon Inn – both of which are unique, but equally Devonian in spirit. Cheriton Fitzpaine is a substantial size and has a multi-million pound primary school, community shop, and Doctor’s surgery plus nearby Thornes Farm Shop, Café & Deli which is home to some exceptional quality homegrown produce. Local children are fortunate to be able to use (acquire grass stains in!) and shoot hoops in ‘Jack’s Acre’, a large playing field/ park maintained by the parish council.

    DIRECTIONS : On entering Cheriton Fitzpaine from the Crediton/Tiverton road, drop down into the village, and Apple Tree cottage will be seen on your right, just opposite the Half Moon Inn.  Street parking is usually available, but please note that the pub car park is for their customers only.
