DESCRIPTION Trobridge Farmhouse is a lovely detached farmhouse situated in an idyllic rural location being well away from main roads, about 2 miles south west of the old market town of Crediton. Within a few minutes drive are some excellent amenities including Downes 18 hole golf course, railway station (with regular trains to Barnstaple and Exeter), Shell fuel garage / shop, and the A377 main road giving easy access to Exeter, and the M5 motorway. Dartmoor is within a short drive via the villages of Tedburn St Mary and Cheriton Bishop, and is particularly renowned for its spectacular scenery and beautiful walks.
The house offers very spacious 4 bedroomed accommodation having been well refurbished and offering a large farmhouse style kitchen / breakfast room plus 3 spacious reception rooms. Adjoining the house is a spacious 2-storey self contained annexe which would be ideal for either letting as a separate unit to generate income or occupation by a relative or family member etc. There is oil central heating, and uPVC double glazing plus ceramic tiled flooring and fitted carpets throughout. Both the house and annexe enjoy fabulous country views over adjoining open farmland.
Trobridge Farmhouse is approached via a gravelled driveway (initially shared by neighbouring barn conversions). A private driveway then leads off into the grounds of Trobridge Farmhouse, where there is ample parking and turning for numerous vehicles including agricultural vehicles / machinery, caravans, trailers, etc. There is a large detached agricultural building (45' x 25') having been recently built of steel frame construction, which provides an excellent area for numerous uses and could possibly be converted into stabling if desired. There is adjoining land which slopes gently to the east, and the entire area is believed to extend to about 4 acres in all.
CREDITON The old Mid Devon market town of Crediton provides visitors and locals alike with an excellent range of shops, restaurants, cafes, arts & crafts. The beautiful old sandstone Church of the Holy Cross stands in the middle of the town and is steeped in history dating back to 739AD. There is a modern leisure centre offering excellent sporting facilities including a large public swimming pool, squash courts, gyms, etc. The area is well served with public transport with buses and a railway line linking many of the surrounding villages and towns, including the cathedral city of Exeter which lies about 8 miles to the south east. The town itself is surrounded by stunning countryside, with the rivers Creedy and Yeo flowing close by. Much of this countryside is agricultural, with the many farms supplying local outlets with their fine food and drink, many items being organic. Crediton was the birth place of St Boniface in 680AD, his influence is said to have been responsible for the founding of a monastery in the area around 739AD.
To the northeast and southwest of Crediton lie the magnificent national parks of Exmoor and Dartmoor offering excellent country pursuits including horse riding, walking and fishing. The spectacular cliffs of the north Devon coastline are within a short drive and are renowned for their long sandy beaches, attracting numerous walkers and surfers. The south coast has many pretty maritime towns including Dartmouth, Teignmouth, and Exmouth, plus the lively English Riviera which includes Torquay, Paignton and Brixham.
DIRECTIONS From the centre of Crediton, proceed towards the lower end of the town and just before the Shell fuel garage turn right as signed to the golf course. Proceed over the railway line, and through Fordton. After leaving Fordton proceed up the hill and bear right at the cross roads as signed to Tedburn St Mary. Proceed along this road for about mile and take the first left turning as signed Oldridge and Trobridge. Follow this road for about mile, proceeding around a sharp right hand bend and going past a bungalow called The Lawns, and a house called Trobridge House. Take the next turning on the right into the driveway of Trobridge Court and proceed along the driveway. Parking is either in the courtyard of barn conversions (Trobridge Farmhouse is facing you) or proceed to the left into the private driveway of Trobridge Farmhouse which leads to the rear of the house where ample parking can be found.
