  • Helmores’ Property Standards Guide for Landlords

    If standards of repair, decoration and cleanliness are good at the start of a tenancy, the chances of attracting the right tenant/s are far higher. We pride ourselves on finding the right tenant for the right property, not necessarily the first applicant that comes along. On-going management during inspections and other visits is more effective as the standard was set at the outset.

    Therefore as a Landlord setting the standard at the start should ensure that at the end of a Tenancy your property should have been generally maintained (fair wear and tear considered) reducing 
or even eliminating the need for any major work or attention and especially cost before the start of new tenancy. It goes without saying that the hassles of time-consuming disputes are also greatly reduced.

    HELMORES’ TOP TIPS

    • Make sure entrance doors and hallways, walls and floor / mats are clean – first impressions count
    • Windows should be cleaned inside and out
    • Light bulbs present and working
    • Ceiling, walls, windows and skirting boards dusted and cobweb-free
    • Kitchen cupboards/units/tiles and worktops should be clean inside and out
    • Kitchen appliances should be clean inside and out
    • Extractors, fans and filters clean
    • Bathroom(s) cleaned – in particular clean toilet and around taps and grouting on baths and basins
    • Carpets vacuumed and floors clean
    • Outside areas should be tidy and gardens maintained

  • Helmores’ Landlord Services

    MANAGEMENT SERVICES

    Helmores’ Management Services include:

    • Preparing property particulars, marketing and advertising the property
    • Conducting viewings at the property
    • Tenant referencing (typically a bank, previous landlord & employer)
    • Credit checking on prospective tenants (where applicable)
    • Preparation of the inventory and schedule of condition report including photographs & video records
    • Preparation of the Tenancy Agreement
    • Arranging for the Tenancy Agreement to be signed and witnessed
    • Taking meter readings and notifying utilities at the beginning of each new tenancy
    • Notifying council tax office at the beginning of each new tenancy
    • Arranging payment of landlord’s final utility bills from rent if required
    • Ensuring the inventory/schedule of condition report is checked and agreed
    • Arranging routine repairs and maintenance in accordance with your instructions
    • Collecting from the tenant a deposit and pay this into an approved deposit scheme
    • When the deposit is held under our name, we will issue the tenant with the prescribed information required under the new deposit legislation
    • Submitting to you a statement of rent collected on a monthly basis
    • Arranging for the annual landlord’s Gas Safety Check to be carried out
    • Preparing and serving any legal notices as required – for example possession and rent increase
    • Advising overseas landlords on Inland Revenue requirements and providing the necessary exemption application forms regarding Non-Residents Landlord scheme
    • If an overseas landlord is not exempt from UK tax, we retain the necessary tax and pay it directly to the Inland Revenue
    • Holding keys to the property securely at the Helmores’ office

    TENANT INTRODUCTION-ONLY SERVICE

    Helmores’ Tenant Introduction-only Service includes:

    • Preparing property particulars, marketing and advertising
    • Conducting viewings at the property
    • Tenant referencing
 (typically a bank, previous landlord, employer & character)
    • Credit checking on prospective tenants (where applicable)
    • Preparation of the inventory and scheduling of condition report including photographs and video records
    • Arranging for the Tenancy Agreement to be signed and witnessed
    • Preparing the Tenancy Agreement
    • Taking meter readings and notifying utilities at the beginning of the tenancy
    • Notifying council tax office at the beginning of the tenancy
    • Ensuring the inventory/schedule of condition report is checked and agreed
    • Collecting a deposit from the tenant and paying this into an approved deposit scheme
    • When the deposit is held under our name, we will issue the tenant with the prescribed information required under the new deposit legislation
    • Advising overseas landlords on Inland Revenue requirements and providing the necessary exemption application forms regarding Non-Residents Landlord scheme
    • Providing the landlord’s bank details and a standing order mandate to the tenant to establish rent payments
